What are your first steps?

Your first step - in home-purchasing is to establish the reasons why you would like to purchase a new home... To stop paying rent? To build equity? To have a place of your own? To support a family? To have a larger house?


Be clear about the home type you want and also the New Westminster or Burnaby location in which you'd prefer to live. Be specific.

What are your needs (have to haves) and wants (nice to haves)? Make a list. Everyone has in mind their ideal property. All the bells and whistles you not only need, but desire would be served by this house. Nevertheless, purchasing a home with every one of your ideals met, will cost more. All your "nice to haves" added up, may increase the price to out of your reach.


Start with items you absolutely need like sufficient space, garage, number of bedrooms, etc. How much room do you really require? Do your circumstances demand a one-level household, or are stairs OK?

Though obtaining pre-approval may appear complicated, it really only involves determining the range of home prices that you can afford. When pre-approved, a bank has approved your mortgage before you've bought a home.


Pre-approval is valuable because it conveys influence: you are a serious buyer. You know the precise price range you can afford, and you will have flexibility to move fast if the perfect residence appears. You can negotiate a much better package. Based upon market situations, a vendor may lean towards a solid offer. That means if you've got a condition for mortgage approval, you'll have less bargaining power. Banks and finance institutions have developed many applications crafted especially to home buyers. This gets you one big step nearer to purchasing your house.
